First Stage of Prime’s $55m Bendigo Business Park Completes

Stage one of Prime Urban Group’s $55-million business park at Bendigo has completed.
The project, Prime Business Park, broke ground in December 2024 on the site at 8-16 Rohs Road.
It has added more than 10,000sq m of flexible workspace to the East Bendigo area, according to Prime.
Initial works for the second stage of the project are now under way.
A seven-minute drive from the Bendigo CBD, airport and major transport connections, the business hub aims to foster future business expansion and provide tenants with access to local infrastructure.
The precinct can support up to 250 workers, the developer said, making it the largest commercial hub under development in Greater Bendigo.
Prime development director Nicholas Tissot said the stage was almost fully committed, which was “a strong endorsement ... of the project and underscores the confidence local businesses have in the region’s future”.
Stage one comprised 12 office suites, 23 warehouse units, two factory spaces and a central café.

McKean McGregor marketing manager Brock Pinner said stage one had proven a solution to local needs and businesses.
“The market has responded incredibly well to Prime Business Park Bendigo because it fills a genuine gap in supply,” he said.
“Owner-occupiers and investors want modern facilities, strong transport connectivity and room to grow. This development delivers on all three of those fronts.”
The construction of stage one was delivered by KF Building, a Bendigo-based firm, and included more than 1000 precast concrete panels weighing up to 12 tonnes each for the structural framework of the precinct’s buildings—a significant engineering milestone in the project.
The broader development is designed to exceed Environmentally Sustainable Design benchmarks by 10 per cent and incorporates a range of sustainability initiatives, such as solar integration.
