Tower Rethink for Landmark Gold Coast Resort Site

Three’s company, four’s a crowd—or a party, depending on your point of view. And few would dispute the coastal vista from the Gold Coast’s Greenmount Beach Resort site is worth celebrating. Revised plans—with three towers morphing into four—have been filed by Abedian &amp; Co for the redevelopment of the Coolangatta landmark. The private development company is led by former Sunland Group father-and-son team Soheil and Sahba Abedian. Under the new proposal, a previously lodged 16-storey highrise scheme designed by Contreras Earl Architecture has been replaced with plans for two eight-storey towers. The revamp has been drawn up by 111 Design Studio, which has also designed two 14-storey apartment towers for the northern portion of the trophy site atop Greenmount Hill. According to a planning report, the reworked tower plans for the southern side of the site are “complementary to the proposed development on the northern side of the site”. “The developments share commonalities,” it said. “The architecture of the buildings has been carefully curated having regard to the built form, scale and appearance of the two towers on the northern side of the site. “The proposed towers incorporate the same high-quality concave balustrades and wrapping balconies that project from the corners of the building.” ▲ Renders of the revised plans for the Greenmount Beach Resort site at Coolangatta on the southern Gold Coast. Notably, unlike the original single-tower proposal, the latest two-tower scheme would not exceed the 38m building height limit. The apartment yield is also slightly reduced with 45 two and three-bedroom units—all across levels 1 to 7—compared with 54 apartments under the previous plans. Communal open space spanning 1954sq m is planned for the ground level and each of the tower rooftops with facilities including lounge and outdoor barbecue areas, lawn terraces, fire pits, a gym, kids play area, vegetable gardens, pool, sauna, spas and landscaped arbour. Parking for 78 resident and 8 visitor cars would be provided within two basement levels. ▲ The superseded original 16-storey tower proposal designed by Contreras Earl Architecture for the Greenmount site. The 11-storey Greenmount Beach Resort built in the late 1970s would be demolished to make way for Abedian &amp; Co’s plans. Overall, the four towers earmarked for the 7071sq m site would accommodate 108 apartments. The Abedian family acquired the trophy parcel fronting Marine Parade, Eden Avenue and Hill Street in 2021 for $42.3 million from Sunland Group as it was in the throes of being wound down after four decades. Since then, approval has been granted for it to be subdivided into three lots. The development application for the two 14-storey towers proposed for the site’s northern side is due to go before the Gold Coast City Council planning committee this week. It comprises 63 two, three and four-bedroom apartments. If all goes to plan, shovels will hit the sand in the first quarter of next year. ▲ Renders of the revised plans for the Greenmount Beach Resort site. Abedian &amp; Co has a growing pipeline of seven residential towers across four Gold Coast sites with a combined end value of more than $2.2 billion. Construction is already under way on the first post-Sunland development— a 36-storey tower comprising about 100 apartments on a 1620sq m site at 35-41 Peerless Avenue, Mermaid Beach. It is due for completion in mid-2027. The development dynasty also has padded out itspipeline with three Broadbeach sites—two of them adjoining parcels at 14-18 and 20 Mary Avenue, opposite the Broadbeach State School. In a recent interview with The Urban Developer , Soheil Abedian revealed a development application would be filed imminently for a $580-million, 45-storey tower comprising 114 apartments on the amalgamated 2027sq m site. Pending approval, construction is pencilled to begin in early 2026. The Mary Avenue holdings were offloaded by Sydney-based Bassar Group and Melbourne-based Little Projects after they aborted their tower projects greenlit for the sites. They were reportedly secured for a combined $20 million-plus. Previously, the Abedians also have added a 1548sq m site at 5-9 Anne Avenue, Broadbeach, to their books. It was acquired from fellow veteran Gold Coast developer Jim Raptis, who had earmarked it for a 35-storey, 146 apartment tower. A new scheme is planned for the site but it is still a work in progress.
