Fyve Puts Forward Eight-Storey Arncliffe Tower

Fyve's plans for a residential project at 5 Flora Street in Arncliffe in New South Wales.

Fyve Developments has lodged plans with the City of Bayside council for an eight-storey residential tower at Arncliffe, south of the Sydney CBD.

The plans for the 2039.5sq m site at 5, 9 and 11 Flora Street are by Benson McCormack Architecture and comprise 4 apartments across eight storeys.

Council application documents list the construction cost of the project at $24 million.

The plans call for the demolition of the current one to two-storey houses on the site.

The tower would have two basement levels with 72 car parking spaces, one motorcycle parking space and six spaces for bicycle storage. A car wash bay and four accessible parking spaces will be part of the second basement level.

Four three and one two-bedroom apartment would be on the ground floor with an area of communal open space at the back of the building.

There would be five one and four two-bedroom apartments on the first floor with one apartment designated as an accessible unit; a one-bedroom apartment and six two-bedroom apartments on the second floor including one accessible apartment.

This apartment mix would be replicated on the third, fourth, fifth and sixth floors with one accessible apartment per floor, with two two-bedroom apartments and three three-bedroom apartments on the seventh floor.

The Bayside Local Environment Plan 2021 designates the area as one suitable for high-density housing.

Flora Street is also home to a high-density housing project approved: an eight-storey building at 31-35 Flora Street.

Sydney Airport is near the site to the east while major transport corridors West Botany Road and Princes Highway are to the west.

Fyve has a similar residential project slated for Iolanthe Street in Campbelltown of eight storeys and 75 apartments.

The developer also has a major project, the $200-million The Liverpool in Liverpool, a 34-storey mixed-use tower, in the pipeline.

South-west Sydney-born and raised Amen Zoabi and Khalil Hafza are the directors of Fyve Group, who started out with construction company Binah before moving into property development.
