Liv Apartments, the residential apartment development by Defence Housing Australia (DHA) in Fremantle’s new East End precinct, has been officially accepted to apply to the prestigious Bioregional Australia One Planet Program for sustainable living.
Liv Apartments is the first apartment development in Western Australia to be registered in the One Planet Living (OPL) program, helping the City of Fremantle and Western Australia stay on track to achieving recognition as global trailblazers in sustainable living.
Situated in Fremantle’s up and coming east end precinct, Liv Apartments is adding diversity and character to the area by taking a former car yard site and transforming it into the attractive, modern, mixed-use development it is today.
The development features 166 apartments and approximately 1,300 square metres of commercial space, as well as landscaped courtyards and public open spaces. Around one third of the apartments were allocated to provide housing for Australian Defence Force families stationed in WA, with the remaining residents offered for sale to private owners and investors.
Liv Apartments was designed by international design firm Hassell and its ‘One Planet Action Plan’ was devised with the assistance of international sustainable design consultants Cundall.
Liv’s One Planet Living Pledge
All 166 units comprising Liv Apartments will feature environmental, energy and water saving initiatives intended to reduce household bills and energy consumption. These include solar panels, edible gardens, landscape irrigation, a waste reduction strategy, energy saving ceiling fans and public plaza space with lawn.
The City of Fremantle was only the second city in the world to achieve recognition as a One Planet City in September 2014. If successful, Liv Apartments would be only the fifth endorsed One Planet Community in Australia and one of fewer than 20 worldwide.
“Our aim is to be the first apartment development in Western Australia to achieve recognition as a One Planet Community,” DHA Managing Director Jan Mason said. She said DHA’s ultimate goal is to help to lead the industry into more sustainable construction and development in the future.
One Planet Living and their cause
What is this One Planet Living and why is it causing such a stir? It is a sustainability measure that creates a framework that combines the high standard of living we come to expect and the planet’s wellbeing, resulting in a vision of a world in which people enjoy happy, healthy lives utilising their fair share of the earth’s resources, leaving space for wildlife and wilderness. The framework is based on ten principles:
- Health and happiness
- Equity and local economy
- Culture and community
- Land use and wildlife
- Sustainable water
- Local and sustainable food
- Sustainable materials
- Sustainable transport
- Zero waste
- Zero carbon
It was created by environmental-based company ‘Bioregional’, which was founded in 1994. Since the 90s it has grown into an organisation which has founded several green enterprises, influences the sustainability of many thousands of new homes and works with global businesses to make their operations and strategy more sustainable. Bioregional Australia was founded in 2012 after a workshop at RMIT University determined that there was demand for using the One Planet Living framework.
Green living sweeping across the world
Liv Apartments and Western Australia as a whole may have ambitions of standing out in the crowd, but the concept of a sustainable and environmentally-conscious development industry is rapidly sweeping the globe. In Australia alone, the One Planet Living model has already been implemented with great success. In Sydney’s inner western suburb of Marrickville, Mirvac’s plans for a 220 apartment and terrace home mixed-use development were applauded for their approach to the One Planet Living way of thinking. The development plans included an action plan which was assessed and found to have successfully adhered to One Planet Living’s ten principles.
Bioregional hopes to have their One Planet Living initiative implemented in many more developments in the future, and Liv Apartments could very well be just the beginning.
