Health, Wealth & Living To Tower Over Melbourne

Probuild and ISPT have broken ground at 271 Spring Street on a $150 million mixed-use tower in Melbourne’s CBD.

The tower will become the new headquarters for national health, wealth and living company Australian Unity.

Delivered under a design and construct contract, 271 Spring Street will see the construction of a John Wardle designed heritage-facade 16-level tower, inclusive of 15,600 square metres of commercial space, that integrates the historical elements of the Little Lonsdale precinct into a new boutique office development.

Probuild Vicorian Managing Director Luke Stambolis said Probuild will work to retain complicated heritage facades and fabrics after ISPT and Australian Unity teamed up to redefine how new buildings can integrate and complement sites rich in heritage value.

Australian Unity has agreed to a 15-year term over the entire 15,600 square metres of the 16 level office building.

“The development at 271 Spring Street will complete Melbourne’s most historic precincts with the careful integration of a new boutique office tower,” ISPT CEO Daryl Browning said.

“The design by John Wardle Architects in collaboration with heritage architect Bruce Trethowan has been sensitive to the site context and the scheme embraces and celebrates the heritage values of the site, while providing an elegant and sophisticated tower.”

Australian Unity Group Managing Director and CEO Rohan Mead said the new headquarters will be more financially efficient for the company, allowing them to convert their existing property holdings in South Melbourne into a modern aged care and retirement community.

“The prime CBD location at the top end of the city and the quality of the new building’s design were critical factors in Australian Unity’s commitment to the project,” he said.

“We are very pleased to be breaking ground on our new Melbourne headquarters at 271 Spring Street today.

“The building will also continue our long historical association with Melbourne.”

The project is due for completion in mid-2019.
