Proposals Surge on Back of Burgeoning SA Growth

A slew of residential developments are moving ahead across South Australia as development in the Festive State ramps up. They include housing projects planned for Seaton, Mount Gambier and Ingle Farm. The developments, led by Renewal SA and councils, are expected to increase housing supply, improve infrastructure and provide more affordable living options as demand for new homes grows in the state. They include a 62-lot subdivision proposal, filed this month for 26 Frederick Road, Seaton, 11km west of Adelaide’s CBD. It is part of a broader urban renewal strategy led by Renewal SA to rejuvenate the area and increase housing availability under the Seaton Renewal Project (SRP), a 38.5ha redevelopment bordered by Frederick Road, Glenburnie Street, West Lakes Boulevard and Tapleys Hill Road. The 2021–2035 masterplan would deliver 1450 homes—more than 20 per cent are designated as affordable housing. The project included the construction of nearly 400 South Australian Housing Trust homes and a five-storey apartment complex of 42 affordable homes. Infrastructure upgrades are also under way with $7.28 million allocated for water and sewer works to support the growing community. The SRP is part of a $70-million funding boost secured through the National Housing Support Program, fast-tracking critical infrastructure projects across SA. Other major developments to benefit from this include the $1-billion transformation of the former West End Brewery site at Thebarton , where $34.76 million will be invested in sewer installation and a mobility hub. This project was expected to set a benchmark for inner-city living, with thousands of new homes planned over the next decade. ▲ Renewal SA expects first residents to move into the development at the former West End Brewery site by 2027. In northern Adelaide, Playford Alive is to receive $15 million for road infrastructure upgrades, including a new roundabout at Curtis and Heaslip roads, to support the area ’ s rapid residential expansion. In Noarlunga, $9.82 million will be directed towards water and sewer infrastructure for a 600-home development, which is scheduled for completion by 2031. Mount Gambier land division The Mount Gambier City Council received a 49-lot residential subdivision proposal this month for Lot 2600 Bishop Road, Worrolong, 6km north of Mount Gambier ’ s CBD. The planned development, dubbed The Meadows, was filed by RexWells Pty Ltd, and outlines a three-stage land division. SA’s second-largest city, Mount Gambier continues to grow—its population is projected to rise from 36,572 in 2021 to 42,547 by 2041, according to PlanSA’s latest Population Projections report. Image: Nearmaps This 11.5ha estate comprises 130 residential lots, each valued about $180,000, bringing the total project value to $23.4 million. Development approval has been granted, and Stage 1 titles are expected by the third quarter of 2027. Ingle Farm housing project The City of Salisbury has put forward plans for a 105-lot residential subdivision on Walkleys Road at Ingle Farm, 14km north of Adelaide’s CBD. The project included the construction of public roads, reserves and affordable housing. The development plan incorporates nine superlots designated for a mix of single homes and multi-unit housing. The Walkleys Road Corridor project is part of the City of Salisbury’s broader strategy to revitalise underutilised land, expand housing options and improve local infrastructure. In November, the City of Salisbury unveiled its 2040 City Plan, focusing on infill development and mixed housing along the Walkleys Road Corridor. ▲ A render of Site 2 of Salisbury City Centre Render at Church Street. A key part of the plan is the Salisbury City Centre redevelopment, a $200-million urban renewal project to transform the area into a modern, mixed-use precinct. The project is to deliver 200 homes, a multi-level carpark, retirement living, a hotel and commercial and retail spaces. As part of the 2040 plan, the council also intended to develop a precinct plan for Ingle Farm, which could include public upgrades and mixed-use developments. Mayor Gillian Aldridge described Adelaide’s north as the future epicentre of economic and social growth for the next 15 to 20 years.
