Meriton Files Brisbane CBD Twin Towers Plans

Harry Triguboff is putting down more roots in Brisbane, finally filing plans for a two-tower development for a site overlooking the city Botanic Gardens.

After seven years focused on the Gold Coast, Meriton’s next Brisbane project will replace The Gardens Apartments, where Triguboff purchased each of the 107 units in the building for $140-million in May, 2023.

The plans now lodged with the Brisbane City Council show two towers, 70 and 79 storeys, for the site at 204 Alice Street in the CBD.

Under the plans by architects DBI, the 70-storey tower would comprise 262 short-term accommodation units, 456 apartments and ground-floor dining.

The 79-storey tower would comprise 544 apartments and a child care centre on level one.

Also planned are  913 car parks across the buildings—800 of those for residents.

The towers would replace the aging 16-storey Gardens Apartments building and townhouses on the 5485sq m site, which has frontages to Alice and Margaret streets.

“The proposed development will ensure that the efficient use of the site is optimised through accommodating a more intense form of development,” the report by Urban Planning Services said.

“The built form of the proposed development comprises two contemporary towers above a five-level tower base with five basement levels beneath.

“The tower base design adopts an innovative approach to create two distinct facades addressing the individual street frontages of the site.”

The project team met with the Brisbane City Council in September to refine the plans and design while softening the appearance of the development before its final lodgement.

There would also be a pedestrian laneway through the site, improving accessibility for the precinct.
