Greater Western Sydney JV Opportunity Announced

Suburbanite presents to market for the first time, a joint-venture opportunity in a landmark position in Greater Western Sydney.

St Marys Diggers & Band Club are offering an opportunity for the St Marys Band Club site at 389-441 Great Western Highway, St Marys.

Situated within the Penrith City local government area, it is 45km west of the Sydney CBD and 8km from the City of Penrith.

The opportunity occupies the southern fringe of St Marys’ main shopping precinct and is within 1km of the train and new Metro station.

On the northern end of St Marys is an industrial precinct whilst the southern end is the commercial and residential hub.

St Marys Diggers & Band Club are now seeking interest from potential partners to join them in their future endeavours following the amalgamation of St Marys Band Club and St Marys RSL Club.

The site is estimated at 8597sq m being slightly irregular in shape with the depth of the block varying from 41m to 49 metres. It has two street frontages to Great Western Highway and Princess Mary Street.

With a preference towards seniors living, the joint-venture prospect benefits from B4—Mixed-Use Zoning, a 24m maximum building height limit and 2.5:1 floor space ratio. 

Airport advantage


The St Marys Band Club site is nestled amongst major local infrastructure including Western Sydney University’s Penrith Campus, the Nepean Hospital. Nepean College, Penrith Stadium and Westfield Penrith.

The new Sydney Metro will provide a direct connection from St Marys to the Western Sydney International Airport, which will support future development.

Urban growth and development in the locality are already well under way with council anticipating 2100 to 5600 new jobs to be created and around 4800 to 5400 new homes built by 2041.

This will support the expected 25 per cent population growth with a new masterplan for St Marys Town Centre being drafted.

Economic powerhouse


Penrith LGA which forms part of Greater Western Sydney is Australia’s third-largest economy behind Sydney CBD and Melbourne. Greater Western Sydney contains about 9 per cent of Australia’s population and 44 per cent of Sydney’s population.

St Marys Diggers & Band Club is a community-focused partnership of two local clubs and future club operations will be consolidated to the site of St Marys Diggers Club.

Club chief executive Marlene Shipley said, “Our proactive board has made considerable progress in regard to our understanding of the potential development opportunities and are ready to create a precinct that serves the members and community now and into the future.

“This joint-venture opportunity is the next step to bring our vision to life and create a lasting revenue stream for the club.”

The opportunity is being marketed by Suburbanite managing director Anna Porter and senior property advisor Nick Barlow via an expressions-of-interest campaign closing at 4pm on Monday, September 9, 2024.
