Fortis Files CBD Fringe Office Tower Plans

Developer Fortis has filed plans for an office project next to its under-way project at Dover Street in Melbourne’s Cremorne.

The new project at 85 Dover Street will rise eight storeys beside the developer’s nine-storey project now being built at 65-81 Dover Street.

Fortis managed to secure pre-commitments from tenants for 90 per cent of the building at 65-81 Dover Street, including the brand Adidas in July 2023 before construction began.

It paid a reported $10.25 million for the 659.1sq m site at 85 Dover Street last year with the goal of adding 3500sq m of additional office space along the street.

The project at 65-81 Dover Street will have 9324sq m of office space once completed.

Fieldwork Architects-designed the plans for 85 Dover Street, which have been lodged with the City of Yarra and are on exhibition.

These plans include a rooftop terrace, a food and beverage tenancy on the ground floor and a basement with a car stacker.

There will be 21 bicycle storage spaces, 22 carparking spaces and end-of-trip facilities, two small outdoor terraces on the third floor and one terrace on the first floor.

Office space will run through all floors from the first floor onwards with amenities on each floor.

Fortis is Pallas Group’s development arm and has more than $2 billion in its project pipeline. 

Developers have flocked to Melbourne’s CBD fringe suburbs, including Cremorne, to build office projects at a time when the office sector seems full of doom and gloom elsewhere in the city.
