Chapter Two Plants a Flag in Wynnum with Boutique Apartment Plans

Brisbane residential developer Chapter Two has put its foot on a 1341sq m site at Wynnum and filed plans with the Brisbane City Council for a boutique midrise apartment block.
The Cera Stribley-designed five-storey apartment block would comprise 17 two and three-bedroom apartments with a rooftop pool and communal space, with two retail spaces at the ground level, with views to Moreton Bay.
The Fox Street proposal carries design cues from Park Row, Chapter Two’s office-to-residential conversion currently under construction at Spring Hill in Brisbane’s CBD, while responding to its bayside setting with breeze block screening and textured masonry.
Chapter Two co-founder Jon Quayle said the site’s position, directly opposite the park and with a north-eastern outlook to the water, underpinned the acquisition.
“It is hard to find a better position in Wynnum,” Quayle said.
“The site has a front-row outlook across the park and the water, while still being central to everything Wynnum has to offer.

“It gives us the opportunity to add a small number of well-designed homes where residents can enjoy all of that.”
Quayle said the boutique project targeted owner-occupiers with larger-format apartments and residential amenity.
“The scheme still needed to be commercially viable, but we deliberately kept the height consistent with the surrounding buildings rather than simply pushing for more,” he said.
“The focus was on creating a considered project appropriate for such a prominent site, while adding an active commercial frontage to the street.”
The area also has a longstanding personal connection for Quayle, who began his property career at Wynnum more than 20 years ago, and now lives locally with his family.
“Wynnum has always had the waterfront, established shopping and a genuine local community, and now it has a growing mix of chic cafes and wine bars,” Quayle said.
“With direct rail connections and the CBD less than 30 minutes away, it is hard to believe Wynnum is still one of Brisbane’s best-kept secrets.”
