Capital Alliance, TFE Hotels Plan $340m Docklands Towers

Developer Mohan Du’s Capital Alliance and international hotel group TFE Hotels will partner on a $340-milion Docklands hotel project in Melbourne.

Two towers are planned for the 1420sq m site at 28-38 Pearl River Road. They will be the first purpose-built hotels for TFE’s A by Adina and Collection brands.

An application for planning approval has been lodged. The project is aligned with the overall Waterfront Development Plan.

The SJB-designed plans include Australia’s largest rooftop infinity pool and a 1000-person conference centre on a skybridge between the towers.

The yet-to-be-named Collection brand hotel will have 200 rooms while the A by Adina component will have 105 apartments.

The project will also include a day spa, restaurants and retail outlets.

The site is the last of Mohan Du’s eight parcels he has developed in the Docklands.

“As the saying goes, you save the best for last and these one-of-a-kind hotels will be uniquely different to other accommodation offerings in Melbourne,” Du said.

“I know when we welcome guests and the public in 2026, we’ll be able to proudly showcase the legacy we’ve left behind with tremendous pride.”

TFE Hotels’ other properties under the Collection brand include The Calile in Brisbane, The Hotel Britomart in Auckland and a Surry Hills project currently in development in Sydney. Theare are A by Adina brand hotels in Sydney and Canberra.

Capital Alliance most recently opened the AC Hotel by Marriott in Melbourne’s Southbank, the latest in the developer’s long history of Capital Alliance developing hotel properties in Melbourne.
