GWA Group Consolidates into Purpose-Built 32,000 Square Metre Industrial Site

GWA Group is consolidating its manufacturing and warehouse operations into a new facility at Charter Hall’s M5/M7 Industrial Estate on a 10-year lease. 

Located at 290 Kurrajong Road, Prestons, NSW, the project is estimated to cost $45 million.

The bathroom hardware giant, whose home and bathroom brands include Caroma, Clark and Dorf, will be completely redesigning their distribution network to include a purpose-built distribution centre, in order to reduce their operational costs and environmental footprint. The new facility is also enlarging GWA Group’s R&D resources.

“The transformation of our warehouse management system will future-proof our business. The outcome will provide us with flexibility to grow with improved supply and operational efficiencies.” GWA group general manager Sean Mitchell said.

The new 31,029 square metre facility in Prestons, NSW will reduce GWA Group’s overall network footprint by consolidating NSW operations to one purpose-built site with state of the art warehousing and R&D facilities.

The Charter Hall managed Prime Industrial Fund (CPIF) is developing the asset for ownership within its $2 billion industrial and logistics portfolio. TM Insight led the property procurement process, and together with GWA Group is designing the new state-of-the-art warehouse and managing the construction and implementation of the facility.

“This new facility will be truly bespoke to ensure optimal warehouse and operational flow for GWA Group’s diverse product range. This new building, which will be owned, managed and developed by Charter Hall, will be moving away from the traditional property led industrial building model into a purpose-built facility to meet the business objectives of GWA Group,” director of TM Insight Milan Andjelkovic said.

The brief encompassed numerous environmentally sustainable design elements, to reduce GWA Group’s environmental footprint and simultaneously increase operational and costs efficiencies. The construction of the new facility is currently underway by Charter Hall.

“Charter Hall has a strong relationship with the GWA Group business, acquiring their current facility at Victoria Street, Wetherill Park, NSW, in 2015 on a three year sale and leaseback. Since this time, we have worked closely with them to listen and understand their future needs and to use our property and logistics expertise to develop a long-term property solution to support their growing business.” CPIF Fund Manager, Richard Mason said,

“Prestons is proving to be a popular location for logistics companies with more than 55,000sqm of space already committed at the M5/M7 Industrial Estate with one remaining facility of approximately 27,000sqm to be completed.”

The facility is anticipated to be operational in 2018.
