A new $100 million, 29-storey state of the art tower comprising 272 apartments and rising more than 94 metres into the city skyline is set to become Adelaide’s tallest residential building.
The Eclipse Project is set to change the Adelaide skyline by presenting the city with a new $100 million addition to the residential property market, with the Sydney based association submitting a development seeking approval to begin the construction in 2016.
Award winning architecture firm Elenberg Fraser has designed the exquisite building set to soar above the Adelaide skyline.
“We are very excited to make our first contribution to the Adelaide skyline. This project is an example of how we are introducing new technologies into the design process and using new tools to create beautiful and functional buildings,” Ms Kim Lai from Elenberg Fraser said.
The Eclipse Project is planned to take up 1,536 square metres, and become a 29-storey, 272 apartment complex on the corners of Austin Street and Porters Lane, adjacent to the popular Rundle Mall. Included in the project is the Renaissance Arcade which is set to be transformed into a retail and commercial centre spanning two storeys.
Despite the large scale the project, 112 of the apartments (41 per cent) are smaller than the recommended minimum space guidelines. All of the one-bedroom units are currently measuring at 43 square metres, which is seven square metres below the standard. Despite this minor setback, an appropriate amount of storage space will be provided for residents, which according to officials makes the plan a “high quality scheme.”
More of the proposed details have also been heavily scrutinised, with officials commenting on the exaggerated height of the building – however there are no height restrictions for the project under planning laws.
Jonathan McKenzie who is the Sydney-based Project Director believes the city is ready for a project such as this to take Adelaide by storm.
“I think it is a good time to get into the market… Adelaide offers a good opportunity for investors and occupiers,” Mr McKenzie said.
“The fundamentals that govern growth prospects in Adelaide, particularly in the City Centre Precinct, are compelling and include a reform of planning laws, the removal of height limit restrictions and increased infrastructure spending on projects such as Adelaide Oval.
“There is also a strong message coming from the Government of South Australia that the city is poised for growth and this makes Adelaide a compelling investment option.”
